I just helped a client who had his house paid off but was looking to get a cash out refinance on his house. He didn’t want to roll in the closing costs into the loan but rather have the lender pay for his closing costs. I reminded him that he will be paying for the rate throughout the term of the loan and he understood that. My guess is that he is going to payoff the loan pretty early to save on the interest.

When I was helping him it was about a month ago when the mortgage rate was at an all times low. I got him a 4.25% cash out rate with all the closing costs paid by the lender. All he had to do was pay about $400 at closing. Right now since the market has been so volatile, the rate is about 4.875% for well qualified people with a cash out refinance who doesn’t want to pay any closing costs.

If you are looking to cash out on your home, consider this lender pay option. Of course, you could always roll the closing costs into the loan and have a way lower rate, usually about 0.5% lower.
